The Australian Financial Review identifies pre-fabricated and modular housing as one of the nine key business trends to watch in 2026, as the industry looks for faster and more productive ways to address Australia’s housing crisis.

AFR notes that pre-fab homes can be built and installed in four months or less, helping lift productivity at a time when Australia builds half as many homes per hour worked as it did 30 years ago. Although pre-fab currently represents around 5% of homes, international markets show far higher adoption.

In this context, large-scale initiatives such as AUSMOD20K, targeting the delivery of 20,000 affordable modular homes nationwide, align with the trend identified by AFR—supporting the scale, consistency and demand pipeline needed to unlock wider adoption of modular construction.
