While 53% of non-homeowners want to buy their first home, just 14% think it will happen any time soon. Among renters, 68% believe they will rent for the rest of their lives.

The damage goes beyond money. Housing pressure has pushed 55% of Australians to delay moving out of home, 33% to rethink their careers and 31% to put off starting or growing a family. Nearly half (49%) can't afford the suburb they want to live in.

"Housing hasn't been a meritocracy for a long time."— Maiy Azize, Everybody's Home

Why falling prices won't save buyers

After federal changes to negative gearing and the capital gains tax discount, CommBank now expects national dwelling prices to fall around 9% from peak to trough. But the market has frozen rather than opened up: investors have pulled back about 25%, overall transactions have plunged, and the absolute number of first-home buyers has actually dropped.

Meanwhile, rents are still rising. CBA chief economist Luke Yeaman warns that rising yields mean investors will return — and that even an 8–13% fall only takes prices back to where they were roughly 12–18 months ago.

Rental yields will "start to look attractive to investors again."— Luke Yeaman, CBA Chief Economist

Australians back structural fixes such as banning foreign buyers from existing homes (69% support) and scrapping stamp duty for first-home buyers (60%). But tax tweaks alone don't add a single new home to the market. With national rental vacancy sitting at just 1.2%, Australia's rental squeeze is a supply story.

What the Australia housing crisis means for builders and suppliers

The numbers point in one direction: Australia needs far more homes, built faster and at a lower cost than traditional methods allow. Skilled labour shortages, long build times and rising material prices have made it hard for conventional construction to keep up with demand, especially in growing regional centres and outer suburbs.

That gap is where modern methods of construction (MMC) come in. Building homes in a factory lets manufacturers work in parallel with site preparation, control quality in a consistent environment and reduce waste. For families, that means a finished home sooner. For developers and governments, it means more housing supply delivered within tighter budgets and timeframes.

It also opens the door for a wider supply chain. Australian builders, developers and installers are looking for reliable partners, and qualified overseas manufacturers of steel framing, cladding, panels, kitchens and fit-out materials have a real opportunity to help close the gap — provided every product meets Australian standards.

The answer: build more homes, faster — AusMod20K

AusMod20K is building a modular housing supply chain for Australia: complete Class 1a family homes, manufactured off-site to Australian standards and delivered in a fraction of the time of traditional construction.

Factory-built precision cuts delays, waste and on-site cost.

Every material is checked against AS/NZS standards and the NCC.

Our first display home is now under construction — explore our house models.

Learn how we are connecting quality building materials to the Australian market.

Be part of the housing solution

We are onboarding manufacturers, material suppliers and Australian partners now.

Vietnam manufacturers
Register as Supplier →

Australian businesses
Join as Partner (AU) →

Source: Based on reporting by news.com.au — "Not over yet: The reality of housing affordability in Australia".
